The Wetland Restoration Plan also called for restoring the 120+/- acre oxbow that was formed when the channel of the Grand River changed in the flood of 1973. Over the past 10 years the owner has spent an additional $1,426,000 to make additions such as an 80' well and pump designed to fill 5 water cells at the same time at a rate of 18,000 to 24,000 gallons per hour, roads throughout the entire property for easy access and maintenance of the 500 acre wildlife refuge. A channel was cut from the Grand River to flood the timber area on the south and west side and constructed additional mud bars to accommodate a larger number of ducks to roost.

Surrounded on three sides by the Grand River with over 1.5 miles of Grand River Frontage this property is located midway between the Central Flyway and the Mississippi Flyway, as well as midway for the annual waterfowl migration. This central location for the annual migration is the nesting, resting, and feeding area for the annual migration of waterfowl and other wildlife and certainly the most important stop on their journey.

There are seven wildlife refuges in the area that are managed by the National Wildlife Refuge System and the Missouri Department of Conservation (MDC). Three of the seven are intensively managed and known as the top waterfowl hot spots in Missouri and are host to the largest waterfowl numbers in the state during the fall migration. These are Fountain Grove Wildlife Area, Grand Pass Wildlife Area and Swan Lake National Wildlife Refuge. The Crossing is in direct line of the migrating birds as they move between these 3 refuges.

The neighborhood around The Crossing is comprised of over 23,000 acres of prime farmland, which is protected by the Garden of Eden Levee District. The farms are long-time family-owned and seldom offered on the open market. The harvested fields have long been the feeding grounds for the annual migration of waterfowl. Each high bidder must make a 10% non-refundable deposit immediately following auction. Cash, cashier's checks, personal checks and business checks (electronically processed) are accepted. The balance of the purchase price and all closing costs are due within 30 days. Closing costs generally total approximately $1,500 and include, but are not limited to, title exam, title policy, closing fee and filing costs.
